Noteworthy: The two-story structure was the subject to a demolition, hardscape, excavation, concrete additions, waterproofing, fireproofing, shoring, beam installation, as well as foundation and structural steel amendments. It features a mezzanine floor with 32’ high ceilings, two elevators, stairs, second-floor showroom space, and an active roof terrace with stunning views of the Miami skyline, Miami Beach, and the Design District. The active rooftop features a retractable canopy roof with a kitchen and bar. The second floor and roof terrace were occupied with another Shawmut project—a tenant build-out in progress for Sub-Zero & Wolf. Shawmut installed all new M/E/Ps and a storefront that consisted of ACM panels, stucco, and specialty glass. Additional scope included polished concrete flooring, a new HVAC system, roofing, interior and exterior lighting, paving, and sprinklers. Because the building is located on a zero lot line with constrained space, it caused challenging logistics for Shawmut but were overcome with extra coordination and communication between all parties.
